In 1974, co-founders Jack Manning and Herb Collins created a real estate investment company in a spare bedroom. Guided by integrity, and combining social and financial responsibility, they lent their expertise in the field of affordable housing to help shape public policy, leading to the development of the Low Income Housing Tax Credit (LIHTC) program enacted by Congress in 1986. The LIHTC program encourages institutional and individual investors to invest in much-needed affordable housing while at the same time reducing their tax liability. Through this program, Boston Capital developed a framework for what would become one of the leading real estate finance companies in the country. In 1987, Boston Capital launched its publicly-registered flagship Boston Capital Tax Credit Fund. Since then, Boston Capital Tax Credit Funds have raised in excess of $4.8 billion in equity, from over 88,000 investors. Its NASD registered broker/dealer affiliate, Boston Capital Securities, Inc., raises this equity through a nationwide selling network of nearly 500 NASD licensed financial advisors, including securities firms, insurance companies and financial planning firms. The first Boston Capital Corporate Tax Credit Fund was introduced in 1992. Over the past 15 years, Institutional Investments has raised in excess of $2.7 billion in equity for the construction of affordable multifamily housing properties. Its investors include publicly traded New York Stock Exchange corporations, utility companies, banks and other large corporations seeking the tax planning benefits of tax credit investments. These innovative investment vehicles have resulted in the construction and/or rehabilitation of more than 2,700 properties, constituting nearly 157,000 units of affordable housing. This real estate portfolio has a development cost in excess of $11.5 billion-offering Boston Capital's investors predictable and dependable investment opportunities, as well as significant tax relief. Since the introduction of the market rate fund in 2002, Boston Capital Real Estate Partners, LLC has invested in the acquisition and development of approximately 10,000 units of market rate multifamily housing in 13 states. As of June 2007, the total asset value of properties acquired for the BC Real Estate Investment Trust (REIT) and the private equity business is nearly $1 billion. The REIT formed in 2003 to acquire a portfolio of residential multifamily apartment communities within the United States . The initial Boston Capital REIT, which expects to raise $1.0 billion in equity investment, is a publicly registered, non-exchange traded REIT. The portfolio currently includes eleven properties, four in Seattle , WA , three in Jacksonville, FL, two in Portland, OR, one in Salt Lake City, UT and one in Plano, TX . As equity is raised, additional properties will be purchased. In 2006, Boston Capital Corporation launched its Boston Capital Affordable Housing Mortgage Fund LLC, which invests in fixed-rate, first-priority mortgages collateralized by LIHTC multifamily housing complexes. The Fund, with its $250 million offering, targets new construction or substantially rehabilitated LIHTC (Section 42) properties in which Boston Capital is the equity investor. The introduction of the Boston Capital Affordable Housing Mortgage Fund LLC gives Boston Capital's developer partners access to a single, on-time closing for both debt and equity financing. Boston Capital Energy (BCE) specializes in the financial structuring and monetization of tax credits for solar, wind and other renewable energy transactions benefiting from federal tax benefits. BCE offers its developer partners and clients the most efficient access to equity capital through the monetization of Investment and Production Tax Credits while affording institutional investors a combination of tax credits, passive losses, cash flow and a residual interest in solar, wind and other renewable energy assets.
