Next Step Housing has been providing quality, clean and sober transitional and permanent housing to residents of the Yakima Valley since 1991. Our community-based Board of Directors has many years of experience in housing, case management, and clinical treatment services for special needs populations. Our board and staff also have a strong combination of expertise in the development of affordable, special needs housing. Over 40% of our residents are homeless when they first apply for housing. Seven out of every ten of our resident households earn below 30% of the area median income. ALL PROPERTIES ENJOY ZERO TOLERANCE FOR ALCOHOL AND DRUG ABUSE. Residents who return to chemical dependency are moved out immediately. Regular random observed urine-analysis and Breathalyzer checks ensure the safety of all residents. In June of 1997, Next Step Housing purchased two large homes in the City of Yakima. The Denney and Chambers Houses provide transitional beds to 17 adults with 30 to 90 days of state-funded treatment for substance abuse. Concurrently, Next Step Housing contracted with the Yakima Housing Authority to design and provide case management services for their Families for Self-Sufficiency Program. In collaboration with Community Development Services Incorporated, Next Step Housing won the 1997 National Tax Credit Housing Coalition Award for Excellence! In 1999, the City of Yakima Office of Neighborhood Development Services certified Next Step as a Community Housing Development Organization (CHDO). That year, Next Step also purchased the Clean House Apartments. At that time, these 22 studio apartments were the only affordable, independent, permanent, clean and sober housing units in the state. This acquisition employed a creative combination of both private and public sector financing. The property also has a six-unit set-a-side for adults living with Developmental Disabilities. Next Step Housing is the first agency in Washington to successfully combine these two special needs populations experiencing similar levels of social marginalization. In 2000, Next Step Housing purchased the Lamplighter Apartments, a 16-unit building consisting of 12 one-bedroom and 4 two-bedroom units with a four-unit set-a-side for adults living with Developmental Disabilities. These family units were the first and only affordable, independent, permanent, clean and sober housing in Washington serving households with children. In January 2003, Next Step Housing purchased the Sommerset Apartments. This property has 20 one-bedroom, 20 two-bedroom, 5 studio units of permanent housing and two commercial units. Eleven of the apartment homes are reserved for homeless households living with disabilities. The Sommerset is the largest, affordable Alcohol and Drug Free Community in Washington State. This community also has on site case-management services for residents and their families. Extensive rehab of this property included exterior and interior upgrades as well as a community playground in the courtyard for toddlers and children. The Sommerset Apartments won the Northwest Affordable Housing Management Association 2004 Community of Quality Award in two categories: Exemplary Family Development and Outstanding Turnaround of a Troubled Property.
